The Santa Fe Association of Realtors recently released their 3rd quarter 2009 stats to the media. With the exception of the Southwest Quadrant of the County, where unit sales saw a healthy increase, going from 115 in the 3rd QTR of 2008 to 140 in the 3rd QTR of 2009, it appears that sales have continued to decline in all other parts of the city and county. What this tells me is that the $8,000 tax credit for First Time Home Buyers is working as far as getting some First Time Home Buyers who otherwise may not have purchased to purchase. However, and this is the catch, that is not translating into sales in other segments of the market.
Congress is currently looking into the option of extending the tax credit and the Senate in principle has agreed to it, though, so far, no information is available as to the size of the tax credit, whether it will be available only to First Time Home Buyers or to any Buyer, whether it will be attached to the Unemployment Bill, some other Bill or be a stand alone Bill. Of course, once all of those details along with income limits and home price limits are agreed upon, it still needs to go to the House and the President for final approval.
As things stand, anyone using the First Time Home Buyer Tax Credit must finalize the purchase on their new home by November 30th, 2009.
